It's time to check your A/C for cottonwood
buildup. The A/C should be cleaned outside and make sure the bushes are cut back at least 18 inches from the sides of
the A/C unit.

Skipping out on cleaning your gutters in the fall can lead to problems in the winter and spring.
When the leaves clog the gutters drainage system and the temperatures begin to freeze it creates problems. Long icicles
form from the gutters and this weighs them down causing damage to them. Water drips and does not drain off
properly towards its intended area for drainage (far away from the house). When gutters are full of leaves and debris the water
falls against the foundation. We don't want this because when the ground is frozen outside the only place the water can
drain is against basement walls. This can cause leaks in the foundation wall.

This is what one of our customers has to say:
Dear Teresa and Todd,
Now that I've actually closed on the house and have settled
in a bit, I wanted to send you a note to say thank you for all you did during the house inspection. It was a great pleasure
meeting both of you and working with you. Your report was simple to read and extremely thorough, but more important
than that, was all the time you spent actually explaining things to me as we went though the inspection. I can't
thank you enough for the confidence you gave me.
I hope all is well with both of you.
P.S. The cookies were great.

This
is what one of our customers has to say:
"I just wanted to send you guys an email because both my wife and myself were very happy with
the thorough inspection that you performed. You will come on a very high recommendation to anyone that is looking for
an inspection in the future. The way you took the time out to teach me about certain valves and label them for ease
of access was great.
Thank you again for the excellent job you did!"

How to keep
the water out...
If you have a basement, crawl space or a slab on grade the key to keeping the water out is sloping the
grade away from the home. It is common for the dirt to settle and the grade to slope back towards the house and allow
for the water to pond next to the foundation. This creates water pressure on the foundation of the home and the water will
find a way into the structure. To remedy this problem you can add some dirt to raise the height of the grade next
to the foundation. If the basement window(s) or crawl space access are too low to allow for positive grade away from
the structure, just add a small window well which will allow you more flexibility with the height needed to raise
the grade. A good slope is 1 inch per foot but sometimes this is not possible. The goal is no ponding water.
